How often do you provide reports on the performance of the residential and commercial property??
We provide reporting on the performance of the property on a monthly basis unless more frequently is required. Depending on the landlords preference, we have varying styles of reports from detailed to desktop reports on the property.
What are outgoings and who pays them?
Outgoings are the operating expenses incurred as a result of owning a commercial property and are generally paid by the tenants. Costs can include Water rates, Strata fees, council rates, Land tax, Insurance, Pest control, General repairs & maintenance and Property Management Fees to name a few. The tenants are usually responsible for paying the outgoings in a commercial lease – in addition to the agreed rent. Under the Retail Tenancies Act 1985, a property owner cannot on-charge the cost of property management to a retail tenant.
What type of commercial lease agreement do you use?
We engage experienced commercial property solicitors to prepare the lease agreement for every commercial property lease to ensure ultimate protection for the landlord and for your property.

How often do I receive rent?
Commercial - We invoice your tenants for rent each month in advance which is deposited directly into your nominated bank account. We do not hold any of your rental money at any point.
Residential - Your tenants pay rent directly into our trust account and then we dispurse the money to you at the end of the month along with any reports.
What happens if my tenant is late with their rent?
We have excellent strategies to ensure that rent arrears are collected to ensure that tenants meet the obligations of their agreements.
What happens if my property requires maintenance or repairs?
We are your point of contact for the tenant. If there is a problem with your property they call us and we ensure that the issue is rectified. Significant cost repairs are approved by the owners prior to work being commenced. We will obtain from the landlord an authorized spend on the property in the case of emergency repairs. Any costs over and above that amount, we will contact you for your authorisation prior to instructing any repairs to be undertaken.
Why should I use your recommended contractors instead of my own?
We will provide alternative quotes for work, however, you can use your own contractors to conduct the work.
What is the frequency of your management bills?
Commercial properties, we bill within the first week of every month for the previous months management services. Residential property accounts are settled when rent is paid to the landlord.
What is the cost involved to have Superior Property Services manage my commercial property?
Commercial properties - Our service provision of rent collection, finance management and reporting, maintenance scheduling and property management comes at a low cost of 2.5% of the property’s gross rental income. Further services are available including facilitation of promotions in which the cost will be subject to requirements.

How often do you inspect the property?
Commercial - Based on your individual requirements, we will visit the property to conduct an inspection either monthly or bi-monthly basis. This inspection is key to ensuring open communication is maintained with the tenants, and after reporting back, the Property Manager arranges maintenance requests and reports on any concerns identified.
Residential - We conduct an inspection of the property ever 3 months and report back to the landlord on any issues or concerns.
